Well its time to flee the nest and buy a house. Been looking at houses in Souris from 48-170K. Nothin really turns my Crank. So was thinking about an RTM. Something between 1200-1600 square feet. A lot would only cost me about a grand plus running sewer and water, which I can do my self. But what do you guys think a new RTM would cost for that square footage?

I understand that currently the AVERAGE price for building a house costs $110.00 per sq. ft. This does not include land. It does include flooring, cabinets, light fixtures, doors, etc. You can drive that price up or down by changing the quality and quantity of cabinets, flooring etc. I am not sure if this includes concrete for a basement or not, but I think it does.

well i talked to the guy's at rona in portage and they said starting at 60 bucks then depends what you want in it . there's also a guy at megregor that said 60 to 80 bucks but maybe they don't know what they are talking about

I was looking into rtms two years ago and a 1300 sq ft with an attached double garage was around 70 k. That was the house itself completely finished inside. That did not include the basement, heating or air condition system, septic and well system, cost of moving, cost of getting the utilities hooked up or the lot. The guy gave me a rough estimate that if I already owned the lot, it would cost around 120 k. The cost would also go up if you want to upgrade the flooring, exterior etc. I'm sure the cost has gone up by now.

Also you can get rtms at different stages and finish them yourself.

Appreciate it guys. I was talking to the coop in town here and they said roughly 100-110 bucks a sq ft. That was for a contractor to biuld it on site. I have heard that RTM's are cheaper then onsite homes.

What is the cost of construction for a basement? I know cement is not cheap.

I got a quote from star builders and they have a 1446 sqft home for 85k, the RTM's are pretty cheap!!! Try to find a demo home that the company is trying to get rid of and you will save yourself thousands!!!

Penner Builders at Cartwright mb has good deals on rtm homes plus good workmanship,Cost of cement for basement and garage would be roughly 20,000

Quick question, are RTM homes built to the same code as a normal house?

Yes BB, they actually have, for the most part more stringent codes. RTM's are different then mobile homes or module homes.

They are usaaly built stronger to handel the moving.

However a couple of my friends of purchased RTM and have all said to buy it unfinished. As in without the drywall in. They all had cracking problems and then warrenty issues getting them fixed. Can save alot of money doing all that yourself to.

I was looking into the price about a year ago and the cheapest I found was $58 per ft.

Yup drywall and finish once delivered is the way to go...and yea $60-$70 /sq.ft is not unrealistic...

I am in the process of getting a new house as well for this summer and have looked into the RTM's the 70.00 per sq ft. is as was mentioned before, WITHOUT basement or foundation, hot water tank, moving and electrical hookup so by the time its all done its up to 110.00 per sq ft. There is no advantage price wise to a RTM versus Building on site accept maybe some time savings on being able to get your RTM built While the Basement is being built.

Modular homes are prebiult, trailored and then put together on site. Kinda like a double wide. RTM's are actual homes biult at location and then delivered to the site of choice.
