They usually have them at the Mc.Gilivary location. Price fluctuates from 320-380$ for reasons beyond my comprehension. Weighs almost 300lbs. Not as nice as a $1000 safe but a good buy for the money.
If your looking on the website, the price is much higher because the online prices include shipping. I was gonna offer to meet you at the store if you don't have a membership but I just looked and mine is expired

Just a heads up the door comes off if you want to make it abit easier on yourself getting it in the basement. Just remove the screws under the plastic caps on the inside panel then you can get to the hinges. Just make sure to make some alignment marks on the door around the hinges before you undo the bolts because there is some adjustment there.
Also just noticed you specified 12 guns.. they advertize the costco safe as a 14 gun but honestly I cant see how you would fit that many inside. Maybe if half of them were handguns haha. Most I ever had in mine was 8 or nine and it was tight. Take a look inside the one at the store

I was in the Costco on St. James st the other day and they had several in stock.
Probably 5 or 6 plus the display one.
I've had mine since earlier this year and can say it's an excellent safe for the money.

Mine is like a 18 gun safe and only fits 13 cuz of scopes and bolt handles. Had to keep my old safe to keep the rest of them in. Gotta buy the 36 gun safe next to have a space between each one
